RLA MEMBERS


The RLA is a professional association for the lettings industry, promoting high standards and therefore helping protect the interests of landlord and tenant. The majority of letting agents in the UK are not members of an organisation / association and the RLA fulfils the need for such a body.

A Tailored Service


Briefly outlined below are the three basic elements of our Service. However, we maintain a flexible attitude, and are generally able to adapt our Service to meet our client's individual circumstances and needs, for example by providing a part only Service, or occasionally by taking on additional tasks and duties.

Letting Only


Our Letting Only Service does not incur any monthly fees and is usually charged as a one off fee calculated as a percentage of the monthly rental. The fee will differ depending on the property, and in brief it includes the valuation and marketing of a property to let, and carrying out viewings, leading to the collection of a holding deposit/tenant admin fee, and vetting of a prospective Tenant. This proving satisfactory, to gain further commitment we will then collect a security deposit usually equal to one months’ rent prior to the move in day, and prepare a tenancy agreement,.


Following this, we will liaise with and meet the tenant/s on the move in day, at which time the first month's rent will be collected in cleared funds. We will also complete a standing order for the rent to be paid to you, and a comprehensive written and photographic inventory which will list all the contents of the property including fixtures and fittings, all furniture, electrical goods, flooring, décor, meter readings, keys given, and the general condition of the property.


The first month’s rent and security deposit will be forwarded to the Landlord less our agreed fee, along with a financial statement, and all relevant documents relating to the tenancy. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord.

Full Management


This is our inclusive Service, which is normally charged at 10% of the monthly rental income plus VAT which in brief, includes all the above along with the following:


During the tenancy we can deal with any maintenance issues, and the renewal of Gas Safety Certificates on the landlords’ behalf.


During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) recommend, oversee and account for any necessary repairs.


Collecting and processing of rental payments is also part of the Service. These will be credited automatically to the Landlord's nominated bank account, or forwarded by cheque if preferred.


Towards the end of the tenancy, we will liaise with the Tenant, and renew the tenancy agreement or arrange to check them out as applicable.


This Service is suitable for those Landlords who would rather not or cannot deal with the Tenants directly, preferring all aspects to be handled by the Agent.

Information For Tenants

All our properties can be viewed by clicking on the link at the top of the page.

Our personnel are specially trained and equipped to assist Tenants to find properties to rent that will meet their needs. We maintain a database of properties available to rent and of prospective Tenants and their requirements. As properties become available, our first action is to contact waiting Tenants on the database, whose requirements match the property so it is wise to register your details with us as soon as you can.

Typically, properties to rent become available to view about two months before occupancy date, so where possible it is advisable to start looking early. If after viewing a property you wish to secure it, a reservation/admin fee will become payable, and typically the first month's rent and a security deposit before you move in. Some properties are acceptable to DSS and local authority and/or charity bond schemes, that in special cases, may help you with  the security deposit.
